Overview

A successful community depends on clear understanding of the roles and responsibilities between the Homeowners Association (HOA), the Board of Directors, and the Management Company. Each plays an important part in maintaining the community, protecting property values, and ensuring smooth operations.

The Homeowners Association (HOA)

The HOA is the legal entity that represents all homeowners within the community. It owns and manages common areas, enforces the governing documents, and makes financial and operational decisions for the benefit of all members.

The HOA is not a separate group of people—it’s every homeowner collectively. When you purchase property in the community, you automatically become a member of the HOA and agree to follow its rules and pay assessments.

The Board of Directors

The Board of Directors is a group of volunteers elected by homeowners to govern the HOA. Their job is to make decisions on behalf of the association in accordance with the governing documents and state law.

Typical Board responsibilities include:

  • Approving budgets and setting assessments

  • Reviewing and approving vendor contracts

  • Enforcing rules and handling violations

Board members are not paid employees; they serve as volunteers to represent the community’s interests.
