Overview

Homeowners associations (HOAs) are often misunderstood. Many of the common complaints about HOAs come from misinformation or experiences in poorly managed communities. The truth is, a well-run HOA protects property values, ensures consistency, and creates a pleasant place to live.

Below are a few of the most common myths—and the facts behind them.

Myth 1: The HOA is just a group of people telling me what to do

Fact: The HOA is made up of all homeowners, including you. When you bought your home, you became part of the HOA. The Board of Directors, elected by homeowners, enforces the same rules for everyone to protect the neighborhood’s appearance and value.

Myth 2: The management company makes all the decisions

Fact: The management company does not have authority to make decisions on behalf of the HOA. Your HOA Community Management, Inc. carries out administrative tasks, handles communication, and provides guidance—but all decisions come from the Board of Directors.

Myth 3: Rules are made to be strict or unfair

Fact: HOA rules are adopted to maintain consistency and protect everyone’s investment. Most rules are based on the community’s original governing documents, not created by the current Board or management company.

Myth 4: My dues are just extra fees with no benefit

Fact: Assessments fund all common expenses—landscaping, insurance, utilities, repairs, and more. They ensure the community stays safe, clean, and well maintained. The HOA’s annual budget is available for review by all members, showing exactly how funds are spent.

Myth 5: The HOA doesn’t care about homeowners

Fact: The HOA exists to serve homeowners. When questions or frustrations arise, the best step is to communicate directly with the appropriate department. Clear communication often resolves misunderstandings quickly and fairly.
